What is a Landlord Gas Safety Certificate?

A gas safety certificate, also known as a CP12 certificate, is issued by a certified gas safety engineer to confirm the safety of gas pipes, appliances, and flues in a property. This requirement is set by The Gas Safety (Installation and Use) Regulations 1998.

The certificate applies to all appliances in the property, except those that tenants can remove, along with any gas pipes. It also covers any gas appliance or installation pipework that serves the property and is under the landlord’s control or interest.

What Gas Appliances are the Landlord’s Responsibilities?

Landlords are responsible for the safety and maintenance of gas supplies and appliances in their properties, including gas central heating, cookers, and fires.  They must also manage the gas pipework along with chimneys and flues.

Who can issue gas safety certificates?

Only Gas Safe registered engineers can issue valid gas safety certificates. To check if an engineer or business is registered, visit the Gas Safe Register website. When you need work done on gas appliances or installations, ensure that a qualified Gas Safe registered engineer performs the job. A registered engineer cannot just approve or sign off on the work of someone else, except for tasks involving water pipes and radiators. Also, any connection of water pipes to a boiler must be done by a Gas Safe registered engineer to ensure safety and compliance.
